Tenant Background Screening: How to Use Our Background Checks

Landlords simply cannot blindly rely upon the words of their rental applicants.   Track records must be personally verified.  It is estimated that 80-90% of the landlords do not conduct adequate tenant background screening.   For this reason, it should not come as any surprise that the court system is overcrowded with landlord-tenant disputes nationwide.   Every single court in the country is filled with unlawful detainer cases that originated mainly because landlords simply neglected to engage in proper tenant screening and ignored their obligation to order a comprehensive tenant background check.

Tenant verification is not a complex process for the landlord but it does require some basic knowledge about their rental applicant to begin the process.   We highly recommend the use of our FREE rental application.  The information furnished by your prospective renter will greatly assist you with conducting a comprehensive and detailed tenant background screening.  Be sure that your renter applicant files out the rental application completely and that you are provided with an address history that extends for at least the past 5 years.   Obtaining employment information is also critical because verification of this data will help you confirm that your rental applicant is, in fact, who they claim to be and that they have an income base from which to pay you rent.
To place your order for a Tenant Background Screening you will need the following:
  1. Full name of your applicant(s)
  2. Social Security Number(s)
  3. Any current or past address OR Date of Birth

With this information, you are now ready to place an order for a tenant background screening.  The ordering process is very simple and easy to complete.   Once your order has been placed, you will receive a PDF file that contains an extensive report on your prospective tenant applicant’s past history and track record that will include any and all previous addresses, judgments, evictions, liens, bankruptcy filings, foreclosures, delinquent credit accounts (renter credit check), criminal history, etc.

You will want to compare the information that your rental applicant provided you with the tenant background screening report that you received.  Particularly you will want to pay close attention to the address history.  Look for clues that might tell you that your applicant is attempting to hide something from you such as a past address that might reveal something negative.    Most often, if your applicant is about to be evicted from his or her present residence, they will not disclose this address on their rental application.   Often, our tenant screening report will reveal your applicants actual current address.  With this information, you can uncover powerful information that would never normally be voluntarily provided by your applicant.

We highly recommend that you never accept an applicant that has a track record of judgments, evictions, or serious criminal history which are found in our tenant screening reports.   Additionally, if the tenant screening report shows that your applicant has a history of delinquent collection accounts, this also indicates that you have a much higher than average exposure to risk that you will have problems in receiving rental payments on time.
